Michael Richardson
Principal
Michael is the Principal and Founder of Solv. Property. With over a decade of industry experience and a proven track record in the Queensland industrial and commercial market, Michael brings a sharp, strategic mindset to every client relationship.
Prior to establishing Solv. Property, Michael served as a Director at CG Property, one of Queensland’s leading industrial agencies. During his three years with the firm, he played a key role in delivering leasing and sales outcomes for a wide range of clients, from private investors to national occupiers. His work focused on deal execution, portfolio advice and long-term property strategies.
Before CG Property, Michael held a Senior Consultant position at CBRE within the Industrial Occupier team. There, he specialised in tenant representation across Queensland, advising on lease renewals, site acquisitions, and future property planning.
Michael’s extensive experience on both the landlord and occupier side gives him a deep understanding of the key drivers behind commercial property decisions. He is known for his clear, honest communication and his ability to simplify complex transactions, always with the client’s best interest front of mind.
At Solv. Property, Michael leads with integrity, combining market intelligence with genuine care to help clients make confident, value-driven decisions.
Ryan Bennett
Senior Director - Industrial
Ryan is a highly experienced industrial property professional, bringing more than 21 years of industry expertise. He is widely respected for delivering consistent results, underpinned by deep market knowledge, strategic insight, and an exceptional work ethic.
Known for his consultative approach, Ryan has built a loyal client base by truly understanding client priorities and responding swiftly to evolving market conditions. He has successfully led numerous major leasing and sales transactions, demonstrating a proven track record across all market cycles.
Ryan holds a Bachelor of Business (Real Estate and Development) from the University of Queensland, reinforcing both his practical expertise and academic grounding.
Having worked with global corporate brands as well as privately owned boutique agencies, Ryan understands what matters most to clients.
Mischa McGrath
Marketing & Administration Co-Ordinator
Mischa has a professional background including experience as a HR Coordinator at InfraBuild where she supported onboarding, compliance, and broader People & Culture initiatives. She has also held roles with Ray White concierge in providing customer support and client services.
Currently in her third year of a Bachelor of Business Management at The University of Queensland, Mischa brings a strong foundation across both Marketing and Human Resources.
Her strong work ethic and passion for professional growth reflect her determination and commitment to excellence.
